How long does it take to rent a property?

We recommend allowing 3-5 weeks to maximise your property’s exposure. However, the process can be completed within a few days as soon as the right tenant presents themselves and their background checks are clear.

What happens when a tenant misses a payment?

We outline our expectations and rent arrears process to every new tenant. Our systems and daily checks ensure that rent is received on time and that the necessary action is taken and followed up where payments are overdue. We will keep you in the loop and inform you of what we have done at each avenue.

What’s your process of dealing with maintenance?

Tenants can request maintenance directly via their app. Otherwise, we will pick it up at a routine inspection.

Diagnosis of the issue through questioning and investigation, contacting you when something requires attention.

We arrange for quotes from trusted suppliers, or you can use your own preferred tradespeople, and we will liaise with them on your behalf.

What is your experience with the Tenancy Tribunal?

Though only a very small percentage of past tenancies have resulted in the tenancy tribunal, we are experienced in tenancy law, knowing our rights and responsibilities as representatives of landlords. We act within the law at all times and gather evidence relevant to the case and situation to best present the application.

What’s your recommendation around meth testing?

The damage that Meth production can do to a property can be significant and expensive.

While not mandatory, we recommend having a meth test carried out before a new tenant moves in as it makes making a claim if you need to easier. We can take care of this on your behalf if you need it.

Our thorough exit procedure compares the ingoing report measure-for-measure with the final inspection report while considering all reasonable wear and tear over the course of the tenancy.
